As a follow-up to my earlier message below, I would like to discuss now on why buyers are in always in a win-win situation when they buy a Gramercy or Knightsbridge condo unit.
First of all, since Century Properties uses an official company database-software for the prices, sizes, availability of units, materials used for every unit and the unit & floor plans for all of its current real estate projects, our buyers can rest assure that all of the information we provide them, especially the prices, are genuine. Unlike with the prices presented by sales officers of other r.e. developers, since they rely only on paper for their official prices, it is highly probable they were manipulated and overpriced it. In my long experience as a real estate broker, I have seen that overpricing is very rampant among many sales officers in the industry. Another important matter to take note of is the fact that it is only Century Properties who has an official company database-software. Which only goes to show that Century Properties is really way ahead and is one of the best if not the best real estate developer!
Secondly, Gramercy & Knightsbridge are located in a fast-growing area since many condo and building developers are moving their projects to that place because of the extremely high prices of land in the Makati Central Business District. As such, the value of the land of Gramercy & Knightsbridge may double its price in just 3 to 5 years and correspondingly, the value of its units would also increase. As for the location of other condos, most probably they are in an area that has already reached its peak value so land value appreciation is very minimal.
There's also the high return-on-investment profit to be gained by Gramercy and Knightsbridge buyers, during and after the construction stage. During the construction stage, the average price increase for Gramercy and Knightsbridge units is about 10 to 30% annually. And upon completion, they would still be having price increases of about 6 to 12% annually because of Century Properties' leadership and mastery of propeties management. I'm sure many of you have seen other condos which only had a minimal or no price increase at all during the construction stage. And when they are already completed, since many of them don't have properties management, their initial good qualities gets lost as the years pass by and thus, the value of their units may even depreciate.
